Miraflores
was established over 25 years ago and still today the first comment
visitors and guests make is regarding the high quality level of
the maintenance. The most important elements in achieving this
high level of maintenance are:
• The detailed rules and regulations of the maintenance
of Miraflores were established even before the first brick
was laid.
• The Developer of Miraflores continuing to provide services
together with the required infrastructure.
• The Owners at Miraflores being very actively engaged in
the proper management of the communities.
Some resorts on the Costa del Sol aspire to keep their maintenance
fees the lowest possible at the expense of quality and services.
At Miraflores we have learnt that we best serve our owners by
providing great value and trouble-free living in a safe environment.
The role of the elected board of all the communities is to continue
to manage Miraflores at a high level to preserve the values of
both the properties as well as "the Miraflores lifestyle",
while carefully watching the expenses.
THE THREE TIER STRUCTURE

2: 20 MIRAFLORES MICRO COMMUNITIES
3: 6 MIRAFLORES TIMESHARE CLUBS
1: MIRAFLORES GRAND COMMUNITY
The
Grand Community at Miraflores includes the total extension of
over 350.000 sqm. land area of the development. This land area
is subdivided into 18 phases - i.e. 18 Micro Communities - and
these Micro Communities are in turn the members of the Grand Community
being represented by their elected Presidents. The participation
of each Micro Community in the Grand Community is in direct relation
to the size of the land area occupied by each Micro Community
within the Grand Community.
The
task of the Grand Community is to maintain the joint infrastructure,
such as roads, green areas, security, service infrastructure etc.
At each AGM the annual budget and management is established including
the elections from within its members of the Board and the Vocal
members.
2:
MIRAFLORES MICRO COMMUNITIES
The
20 Micro Communities are the individual housing and service phases
at Miraflores. Altogether the 20 Micro Communities includes over
1400 homes and various service and leisure areas. Each Micro Community
participates and contributes towards the Grand Community in proportion
to the land area they occupy.
The
size of the land areas as well as the number of homes of each
Micro Community varies, from the smallest of only 8 units to the
largest of over 250 units. The Members of the Micro Communities
are the individual freehold property owners and their participation
is in proportion to the size of their property.
The
management task of the Micro Communities is the maintenance of
the gardens, pools as well as the complete infrastructure within
their land area. Furthermore the responsibility also includes
the maintenance of the exteriors walls and roofs of all the buildings
within the Micro Community as well as the repainting of the exterior
of the buildings at least every 5 years. At the AGM of each Micro
Community the freehold property owners establish the annual budget
and elect the Board from within their members.
3:
MIRAFLORES TIMESHARE CLUBS
The
first Timeshare Club at Miraflores was established in 1984. Today
the Timeshare Clubs at Miraflores consist of over 200 apartments
and townhouses situated within various Micro Communities. As members
of the Micro Communities, the Timeshare Clubs participate and
contribute in relation to the number and size of the timeshare
properties.
A
number of elected Committee Members and Management Companies administrate
the various Timeshare Clubs at Miraflores, which includes approximately
6,500 members who are the owners of approximately 10,000 timeshare-weeks.
Each Timeshare Club elect the Committee Members of their club
at their AGM, while the Committee Members establish the annual
budget.
The
task of the Management Company is the maintenance of the interiors
of the properties as well as the refurbishment of the furniture
and fittings of the properties, while also providing and maintaining
the required extensive service and leisure infrastructure, - all
under the watchful eye of the elected Committee Members.
